July Real Estate Market Update for the Daytona Beach Area
I have just reviewed the monthly statistics for our area from the Daytona Beach Area Association of Realtors Multiple Listing Service, and I thought you'd like to know the current activity from July 1, 2009 to July 31, 2009.
There were 5041 active residential listings as of July 31. There were 2789 listed houses and 262 houses sold between July 1, 2009 and July 31, 2009.
There were 1367 listed condos as of July 31, with 75 condos sold between July 1, 2009 and July 31, 2009.
There are always some of these houses and condos that are Short Sales and agents may have offers that the banks have not approved as yet. Bank approvals for short sales are starting to move a little faster than in the past! We also have Bank Owned properties in the marketplace. Financing options are changing as well so buyers may, in some cases obtain financing but with more challenges, which often means delay in obtaining loan approvals. Appraisals have become a challenge as well with few sales to document value. For a breakdown by price ranges, please contact me directly.
