Florida's Hottest Market Sectors
While sales in central Florida are still moribund, some sectors are picking up, according to RisMedia. About half of all home sales in central Florida today qualifiy as "distress sales" which include foreclosures and short sales.
But 2 other market sectors - which are strengthening - are first-time home buyers and 2nd home buyers. Both of these classes benefit from the low interest rates and aggressive prices in our overstocked inventory. These buyers were priced out of the market from 2004-2007, but now can jump back in because of the 40-50% drop in prices we've seen in central Florida.
1st time buyers can use the $8,000 tax credit and flexible government financing programs. 2nd home buyers - pre-retirement, retirement, vacation buyers - are taking advantage of the lowest rates in a generation and viewing the real estate market as an investment opportunity.
