Ormond Beach has a huge variety of condos, from oceanfront units to modest homes close to the city amentities.  The foreclosure problems have hit condos as hard as single family homes - visit my Foreclosure Finder if you are interested in finding a bargain.  Described below is a small sampling of the buildings available.  Use the widget to search for Ormond Beach condos for sale.

Aliki Atriumless than 30 condos; most are 2 stories high with the penthouses being 3 stories. Built in 1981, the complex features an atrium on the interior with all access doors to the units off this atrium, lush lawns and landscaping, underground parking for owners, and private beach access.  There are 2,3,and 4-bedroom units, all with breathtaking views.

Fairwind Shores:  offers onsite management for rentals and managers for owners who need assistance.  The complex, built in 1984, has about 65 units, 1 and 2 bedroom homes, beach access, pool, underground parking, lawns and landscaping, secured access, and ocean views.  This building is a great option if you are thinking of living in Ormond Beach full time, or investing in a rental.
3360 Ocean Shore Blvd.

Seabridge:  a complex of 4 buildings which includes about 130 units, some with garages, some with carports, all with washer/dryers.  There are 2 pools and private beach access.  Restrictions maintain a quiet living environment.  Neat and well maintained, the homes are just minutes to town.  Families come here who have rented seasonally for more than 10 years.

Seawindsone of the newer buildings, built in 1995, also offers short-term rentals but there is never a problem parking or finding space at the pool.  With 2 bedroom units, the building features underground parking, pool, private beach access, and clubhouse.  This complex is well maintained, near shopping, conveniences, and fine dining, and is located directly on the Atlantic Ocean.

Tidesfalla very prestigious building with underground parking, fulltime onsite management, and impeccable maintenance.  Recent renovations include window and sliding door replacements, and full restoration of the exterior.  There shouldn't be any substantial assessments coming soon to this structure built in 1983.  No rentals are allowed, so it is an ideal location for peaceful living in the 2 and 3 bedroom homes.  There are community rooms for meetings, a kitchen near the pool for parties, lovely landscaping, and of course, private beach access because it is located directly on the Atlantic Ocean.

Tiffanylocated close to shopping, conveniences, banks and fine dining. Underground parking, pool, private beach access, and secured building access insure peaceful living.  Built in 1991, the complex has 28 units, 2 and 3 bedrooms, and is located directly on the Atlantic Ocean.

Ormond Beach Condos on the Water

Ormond Beach offers many options for waterfront condo living. The 1 bedroom condos start around the $130,000’s and go up. The 2 bedroom condos start around $175,000 and go up to around the $650,000 range. The 3 bedroom condos start around the $350,000 range and go up to nearly $1,000,000. There are only a few 4 bedrooms condos in the Ormond Beach area, and they start in the low $500,000 range.  Prices vary depending on the condition, the floor, and the view, which could be of the ocean or the Halifax River.  The amenities in the buildings vary as well.

It’s important to evaluate your needs before starting to look.  Will the unit be your primary residence or a rental or a second home?  Will the purchase strictly be a money-making investment?  Do you hope for short-term appreciation or to hold and enjoy?  These are important criteria to establish prior to shopping for your beachfront “heaven.”
