The real estate market in the Daytona Beach area is extremely unsettled now, as we switch from a seller's market to a full-fledged Buyer's Market. Prices have tended down for a couple of years, inventory is very high, and qualified buyers can find great deals! Realize, though, that to find those deals you need a Realtor who knows the area and the market trends neighborhood by neighborhood. Here are some resources I offer to help you begin the information gathering process to become a real estate buyer: What Can You Afford - a mortgage calculator Your Personal Home Search - set up automatic market updates Free Buyer Reports - these cover a lot of things you will Need to Know Buying Your First Home - it's an emotional decision you don't want to regret How to Avoid Common Buying Errors - plan ahead, and you won't make mistakes If you read all of this information, you will know more than most buyers, and will be almost ready to begin looking at properties. But, first you should assemble a team of professionals to protect and represent your interests.
Your Realtor
A successful purchase starts with the right representative. In fact, once you’ve selected the best agent to represent you, it is likely that she can recommend other professionals to join your team, taking more of the responsibility off of your shoulders. Keep in mind that Buyer Agency is free. Lender
A bank is not just a bank. Having the right lender can be extremely important – it is your money we’re talking about after all! Make sure that your lender and financial representative is someone with whom you feel comfortable, and be wary of any lender who promises you more than you think you can reasonably afford. Your lender will require an independent appraisal, and this will be your expense. I can refer you to reputatble lenders with a proven record. Lawyer
You may choose to hire an attorney, although your Realtor and title company can probably answer most of your questions. If you decide to have one on your team, be sure he or she specializes in real estate law. Again, I can recommend qualified members of the bar. Home Inspector
No home inspection is 100% guaranteed, but a few hundred dollars to catch a major problem now is certainly better than many thousands to correct that ‘surprise’ down the road. I can give you names of several well respected inspectors in the Daytona Beach area. Contractor
Planning some renovations? You should schedule ahead for the contractor, and have a good plan for what you want done. Ask me for recommendations. Sherry Armstrong Daytona Beach Area Buyer Specialist 386-679-3191 |
